What to Send
To get a recoat-or-replace answer and a material takeoff:
- Membrane type — EPDM, TPO, fiberglass, aluminum, or unsure
- Roof length and width, and the unit make and model
- Approximate age of the roof
- Whether the deck is firm everywhere when you walk it
- Any interior moisture meter readings or ceiling stains
- Whether it has been coated before, and with what
- Photos — a couple of the field, and close-ups of the vent flanges and the cap transitions
You will get back a straight assessment, and if it is a recoat, a prep procedure for your membrane type, a DFT schedule, coverage math, and pricing.
